Welcome to Longleaf Community Development District

The Longleaf Community Development District (CDD) is a local, special purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and created by ordinance of Pasco county as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities. A CDD provides the "solution" to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. Community Development Districts represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities.

Longleaf CDD is organized similar to other local governments in Florida, in that the legislative body is composed of a five-member board known as the Board of Supervisors. The Board establishes the policy of the District in accordance with Florida law. The Board, by law, must hire a District Administrator and District Counsel. Staff members operate utilizing the same formalities as a County Administrator and County Attorney. The Board, through review of advertised Requests for Qualifications, ranks and selects a District Engineer to perform the engineering needs of the District. District Administration staff and the District Attorney administer the operations of the District and implement the Board’s policies and contracts.

CDD Management of the District is handled by Meritus Districts Corp. 

Management of the Longleaf Neighborhood Association (LNA) is managed by Condominium Associates Inc.  

Longleaf Triathlon

The Longleaf Triathlon is one of the Tampa Bay Area’s premier multi-sports events offering a swim in a pristine, freshwater lake; scenic bike tour through Starkey Wilderness Park’s nature bike trail and a fast-paced ride down SR 54; and run through the quaint town of Longleaf. This event is a fundraiser for the Rotary Club of Seven Springs and competitors will find exceptional race management and friendly volunteers along the race course.

3rd Annual Little-Markou 5k Race to Educate

Longleaf Residents!

On December 5th we will be hosting the 3rd Annual Little-Markou 5k Race to Educate running through our beautiful neighborhood. It is our intention that this event does not adversely affect any of our neighbors. Below is the course map link that will let you know which Longleaf streets will be effected. 

The race will begin at 7:30am and the course will be picked up as the last runner passes through.

We would also like to extend an invitation to you to either run the race (All residents will receive a registration discount), volunteer, or just cheer the runners as they pass through the neighborhood.

Access Control Card NEWS

Wednesday September 16th, the CDD is upgrading the access control system or swipe cards as we usually call it in Longleaf.   Which means your swipe cards will no longer work at the pool, bathrooms or courts. Additionally, this will also ensure people that are no longer living in Longleaf can access the amenities. ALL residents will need to bring PROOF of Longleaf residency, access control agreement and their current access cards to the office to be re-programmed.  

Owners Proof needs to include: Access Card Agreement, ID and current utility bill or HUD (Settlement Statement) 

Renters proof needs to include: Signed Access Card Agreement from Owner, ID and current lease.  

Office hours for this Friday will be 9:30 to 4 and Saturday 3 to 8 PM.  If you cannot attend between those times then check the website home page for my normal office hours during the week.
